Mills Property Management, Inc.
is very proud of the team of qualified individuals that make up our
staff. We currently employ approximately 40 people.
Mary Jo Minor is the President and majority stockholder of Mills
Property Management Inc. which manages over 1500 apartment residences,
involving various government programs and assistance, as well as
Low Income Tax Credits. Mills Property Management Inc. also manages
commercial property, including a strip mall, office park, and 2
mobile home parks. Mary Jo has led the company, which currently
manages over 1500 units for over 15 different owners / entities,
and partnerships, including non-profit corp., and individuals.
She received the title of National Assisted Housing Professional
* NAHP Executive in December of 1994, adhering to the established
NAHP Code of Ethics. Mary Jo passed the extensive LIHTC certification
testing, holding the designation of Certified Credit Compliance
Professional through Spectrum. Currently with continued education
credits she holds a (C4P). Mary Jo is a licensed Property Manager
through the South Dakota Real Estate Commission holding lic.# 462.
Mary Jo is responsible for the day to day operations of the corporation,
and its 40+ employees. |
ACCOUNTING: Wendy
Peterson is our Chief Financial Officer. She manages the accounting
staff. They are fully trained and experienced on our industry specific
software. Wendy has 28 years of Property Management experience
with our company and oversees each property budget, payables staff,
receivables, and payroll. Our accounting dept. can generate numerous
reports including- occupancy, comparative incomes from prior years,
and many more analysis type technical asset management reports.
Wendy is a licensed Property Manager through the South Dakota Real
Estate Commission. She is a Certified Section 515 Specialist for
Rural Development properties as well. |
PROPERTY SUPERVISOR: Betty
Beukelman is one of our true ‘key’ players on the team. Betty
travels across eastern SD visiting our various properties, encouraging,
supporting and reviewing each manager. Betty reviews each
property, the tenant files, and monitors compliance issues. Betty
has worked for Mills Property Management for 18 years and has special
talents with our Senior customer/residents. Betty has experience
as an activities director in a nursing home and started with us
as an on-site manager at our first congregate project. |
HUD
Specialist: Debra Buckley
is our HUD specialist. Debra currently serves on the Board of Directors
for our Affordable Housing Managers Association (AHMA) Region.
She is a HUD Occupancy specialist, our TRACS coordinator, and also
oversees all of our HUD compliance and regulatory issues. Debra
has attended TRACS training, as well as, been our company's
lead trainer for our new industry software conversion. Debra works
one on one with residents, applicants and our out-of-town HUD managers. |
Maintenance: Dave Miller heads
up our professional full time maintenance department consisting
of a maintenance coordinator in the office and technicians out
on the jobs. Each technician is capable to handle the day to day
service calls and the occasional emergency call. We track each
property as well as individual apartments recording parts and upgrades
per unit. Maintenance is tracked from the time a service is requested
through ordering and completion of the work, all the way to billing.
Our Maintenance Technicians are trained in Fair Housing compliance,
Customer Service, and regularly attend safety and industry training.
We have a comprehensive preventative maintenance schedule at each
property that has proven to limit emergencies and maintenance expenses.

PROPERTY MANAGEMENT SERVICES:
Our staff understands property management; it's our business. We manage
over 1,500 residential units in eastern South Dakota, as well as commercial
business property in Brookings.
We manage property for a wide variety of owners; including partnerships,
corporations, individuals, non-profit boards, and investment syndicates.
We are able to offer complete management services for initial construction,
rehab, tax credits or acquisitions. We have over 20 years of management
experience.

STAR Designee, Certified Credit Compliance Professional for the Low-Income
Housing Tax Credit Program, National Assisted Housing Management Association
NAHP Degree, and South Dakota Licensed Property Managers through the South
Dakota Real Estate Commission.
Most importantly, Mills Property Management staff are "people-oriented",
seeing to the needs of the residents, and focusing on preserving the integrity
of the property for the community, and the value of the asset for the
